QUITCLAIM DEED
KNOW ALL MEN BY THESE PRESENTS:
That THE RIPTON CONSERVATION TRUST, a charitable corporation, organized under the laws of the State of California, with a principal place of business at 1000 Short Street, San Francisco, in the County of San Francisco, California, with a place of business in the Commonwealth of Massachusetts at 33 Long Avenue, Boston, in the County of Suffolk, Massachusetts, 02000, in consideration of Five Thousand ($5,000.00) Dollars paid, does hereby grant to the COMMONWEALTH OF MASSACHUSETTS, through its Department of Environmental Management, of 111 Tall Street, Boston, Suffolk County, Massachusetts, 02001, acting under the authority of, and in accordance with the provisions of Chapter 132A, Section 3 of the General Laws, as amended, with QUITCLAIM COVENANTS, the land and with any buildings thereon located in Ripton, Wessex County, Massachusetts, bounded and described as follows:
Parcel 1: Containing 16.131 acres, as shown upon a certain plan entitled "Plan of Land in Ripton, Massachusetts, as subdivided for Jones, Smith and others, November 1949" Ripton Engineers Inc., recorded with Wessex County Registry of Deeds in Plan Book 49 Plan 18, and further described as:
Beginning at a point on the East bank of the Ripton River, Thence N 14°44'30" W, 22.65 feet along River Avenue to an iron pipe found; Thence N 78°42'30" E, 361.78 feet to an iron pipe found; Thence N 84°48'00" E, 77.37 feet to an iron pipe found; Thence S 75°20'30" E, 43.39 feet to an iron pipe set; Thence N 84°41'30" E, 58.07 feet to an iron pipe found; Thence N 69°20'00" E, 283.55 feet to an iron pipe set; Thence N 65°27'00" E, 111.65 feet to an iron pipe found; Thence N 59°23'00" E, 86.70 feet to an iron pipe found; Thence N 72°02'30" E, 33.02 feet to an iron pipe found, the preceding 9 courses being along said River Avenue; Thence N 78°12'30" E, 50.0 feet to an iron pipe found, said point being the Northwest corner of Parcel 2 below; Thence S 09°16'30" E, 844.31 feet along Parcel 2 to an iron pipe found; Thence S 80°43'30" W, 536.96 feet along Parcel 2 to the aforementioned river, Thence Northwesterly along said river to the point of beginning.
Parcel 2: Containing 23 acres, as shown upon a certain plan entitled "Plan of Land in Ripton, Massachusetts, as subdivided for Jones, Smith and others, November 1949" Ripton Engineers Inc., recorded with Wessex County Registry of Deeds in Plan Book 49 Plan 18, and further described as:

The conveyed premises being the same premises conveyed to The Trust for Public Land by deed cf The Lead Smeltmaster Company, Inc., dated June 31, 1978 and recorded with the Wessex County Registry of Deeds
Grantor warrants and represents that the conveyance of the subject real estate does not constitute the sale of all or substantially all of the assets of The Ripton Conservation Trust.
Meaning and intending to convey all the Grantor's right, title and interest in and to the land described herein.
Real estate taxes shall be prorated to the day of recording.
This instrument is exempt from the State Excise Stamp Tax pursuant to Massachusetts General Laws Chapter 64D, Section 1.
IN WITNESS WHEREOF, The Ripton Conservation Trust has caused its corporate name to be signed and its corporate seal to be affixed by Will U. Stuart, Senior Vice President, hereunto duly authorized, this day of Aug 3, 1988.
Then before me personally appeared the above-named Will U. Stuart, Senior Vice President of The Ripton Conservation Trust as aforesaid and acknowledged the foregoing instrument to be the free act and deed of The Ripton Conservation Trust.
